City of Murrieta

The study area contained 200-acres located between I-15 and I-25 in Murrieta, including existing land uses that were predominantly rural residential, with over 93 parcels and 76 property owners.  The city, however, identified the Golden Triangle as its future Central Business District.  The project involved the analysis of current site conditions and development of a guiding document for the future development of the area.  The Plan addressed the type and intensity of land uses, housing types, circulation needs, utility infrastructure requirements, development standards, design criteria, and overall feasibility. The Plan was approved by City Council, with no opposition from the existing owners or adjacent residents.
