The proposed North River Village project is a 9.8-acre joint-venture mixed-use project in northeast Oceanside––a collaboration between the North County Transit District and the Loranda Corporation. The design incorporates a public transit facility that has vertically-integrated mixed-use commercial and residential units, traditional higher density Townhomes, recreational amenities and a public multi-use trail system. The 2.1-acre bus transit facility can accommodate up to 12 buses, public restrooms and other passenger amenities.
This facility, centrally located along existing transit lines, will be a neighborhood hub that will connect to the main NCTD facilities in Vista and downtown Oceanside. To support the transit facility, the project also includes 86 traditional Townhomes and almost 14,000 square feet of ground floor commercial space topped with 20 additional Townhomes. This project is a great example of smart growth-planning principles brought together in a public/private partnership.
