The Pacific Station project is located along Coast Highway 101, in Downtown Encinitas. The highly visible site was previously home to the Coast Dispatch newspaper printing press and the Red Sand clothing company. TLPG coordinated the entitlement processing for the mixed-use project that will include retail and commercial uses, restaurant space, office suites, and 47 residences. Six residential units will be dedicated as inclusionary living units. A two-level underground parking garage is also proposed for the site, providing public and private parking for the tenants and residents.
The project architecture is intended to create a unique sense of place while still complementing the architecture that currently exists along Highway 101. The project design has been broken down into specific “design districts,” as each exterior elevation represents a specific design thought and intention. Open space has been provided in the form of public plazas, semi-private common areas and private balconies.
