Dixie Village
This infill residential project takes its name from the location it occupies on Dixie Street in Oceanside, CA. The detached executive homes employ a ‘zero lot line’ site design that leverage individual lot ‘burden-benefit’ easements into usable side yard outdoor living space. The community has a quaint curb appeal with a cottage row-home-like village character. Special attention was paid to overcome challenges of a small infill project to create visual interest, buffers and privacy. The completed landscape design takes advantage of intimate scaled plant textures and a layered planting design to maximize and highlight the small yard spaces. Additional landscape stormwater treatment included grass-paved parking spaces, and infiltration flow-through planters with underground storage. Two of the infiltration planters serve as the entry landscape statement for the project, with colorful foliage plants, allowing them to perform a dual use.
