2019 Ruby Award for Project of the Year as awarded by the San Diego Housing Federation!

Mission Cove is a successful collaboration between the City of Oceanside, Community Housing Works and National CORE to develop a new affordable community that provides 288 apartment homes for families, seniors and veterans.  The development features multiple high-quality family apartment buildings, a seniors building and a commercial/residential mixed-use building, all integrated around prominent landscape and open space areas throughout the site.  TLPG coordinated and processed a challenging entitlement package for the project and designed a comprehensive landscape plan for the entire development.

The Family Apartments feature landscaped courtyards and walking paths, a tot lot area, community resource center and day care facility with a separate tot lot.  The Seniors Building features exterior plazas, an upper-level terrace and a landscaped courtyard complete with Spanish-tiled grand staircase, raised planter, fire pit and barbecue counters.  The courtyard has colored paving bands that borrow from motifs that might be found in the Alhambra, Spain and patios that open onto the courtyard with landscape separation for visual privacy.  The Mixed-Use Building features plaza areas with seatwalls, site furnishings, shade sails and a formal Mediterranean Garden layout to make this a truly mixed-use space for both residential and commercial users.  The overall landscape design is low water use, low maintenance and features a paseo walkway in addition to a decomposed granite trail that connects parcourse exercise stations along the route. Mission Cove features universal design standards throughout and has earned the Green Point Rated Gold designation.
