River Ranch is a master planned community located in central Oceanside with over 130 residential lots and recreational facilities.  The development included property owned by the City of Oceanside and private individuals which had been previously separately planned for projects that had not gone forward.  The Lightfoot Planning Group prepared the project entitlements and devised a Planned Development (PD) over the entire assemblage with multiple product-type and a re-classification of the circulation system that resulted in an integrated, successful residential community, ultimately developed by KB Home and Fieldstone Communities.  TLPG also designed the landscape plan for the community areas and recreational facilities including; pool & spa, overhead trellises, outdoor basketball court, bar-be-cues, and pocket-park play areas.
