A popular 20 plus acre shopping center with multiple national chain store anchors. This retail commercial project is located in the heart of the Mission San Luis Rey Historic District in Oceanside. TLPG managed the entitlement process and developed the landscape design for this project – understanding the importance of respecting the design and development regulations of the historic district.

The architectural and landscape themes revolve around the early California Mission landscapes. The design interpretation involves landscaped and axial aligned pedestrian circulation through parking areas, trellis accent nodes, heavily landscaped street frontages, and historic district themed signage and way finding. The entitlement package included a Development Plan, Tentative Map, Sign Program and an on-site Wetland Mitigation Plan.
